Terms of service

These are the terms on which Hüwa OÜ (registry code 16323068, Rüütli 38, Pärnu, Estonia — "we") provides d2home to you.
What d2home is
A web service that lets a property host send a guest one link. The link shows the property address, door access code, WiFi details, optional notes, and — when paired with a supported lock through Seam — controls to lock and unlock the door during the stay.
Who can use it as a host
You must be at least 18 years old, legally able to enter into a contract, and have the right to share the property details and grant access at the addresses you set up. You are responsible for everything that happens under your account.
What we ask of hosts
- Don't send stay links to anyone you haven't invited as a guest.
- Don't put data on a stay page that you don't have the right to share — someone else's WiFi password, a neighbour's address, photos taken without consent, and so on.
- Keep your Seam account in good standing. We can read lock state and issue codes only while your Seam key is valid.
- If you sell the property or stop hosting it, remove it from d2home.
What guests should know
A stay link is something a host has chosen to send you. Treat the door code and the link itself as you would a physical key — don't share them.
Door access — important
d2home is a convenience layer over your existing lock and Seam. Locks, networks, batteries, and third-party services can fail. Always make sure a guest has a fallback way to reach you (phone number, booking-app message) in case the lock does not respond. Keeping a manual key holder, lockbox, or 24-hour contact is the host's responsibility.
We do our best to keep the service reliable but we do not guarantee uninterrupted access.
Pricing and billing
The first property on an account is free. Each additional property costs €1 per month, billed monthly to the host. We charge VAT where required.
Prices are exclusive of any third-party fees you owe Seam, your lock vendor, or your internet provider.
We can change pricing for future billing periods with at least 30 days' notice by email.
Cancellation and suspension
You can cancel any time from the dashboard. We do not refund the current billing month, but you keep access until it ends.
We can suspend or close an account if it is used to harass guests, violate the law, or evade the access controls of a property the host doesn't have rights to.
What we don't promise
The service is provided "as is". We make no warranties beyond those required by Estonian or EU consumer-protection law where you have them. We are not liable for the actions of guests, the actions of hosts, lock-hardware failures, Seam outages, or network issues outside our control.
To the extent allowed by law, our total liability to you in any 12-month period is limited to the fees you paid us during that period.
This does not exclude liability for death, personal injury caused by negligence, fraud, or anything else that cannot be limited under applicable law.

How we handle personal data is described in the Privacy notice.
Governing law
These terms are governed by Estonian law. Disputes go to the courts of Estonia, with Pärnu County Court as the first instance, unless mandatory consumer-protection rules give you the right to bring proceedings elsewhere.
Changes
We may update these terms. The date at the top changes when we do. For material changes we email account holders at least 14 days in advance. Continued use after that date is acceptance.
